General Costs – Type of Tenancy

Assured Shorthold Tenancy (AST)

Where the Tenant Fees Act 2019 applies.

  • One week’s rent, payable on an accepted offer and credited to your rent account at the start of the tenancy.

  • Equivalent to 5 weeks’ rent.

  • Equivalent to 6 weeks’ rent.

  • Payable as per the Tenancy Agreement and subject to referencing (e.g. monthly in advance, or in advance up to a break/end date).

  • If the total rent paid over the tenancy (including extensions) exceeds £125,000, the tenant is responsible for SDLT.

  • Unless otherwise agreed, the tenant pays utilities (gas, electricity, water, sewage), council tax, TV licence, internet and telephone.

Non-Housing Act Tenancies (NHA)

  • One week’s rent, payable on an accepted offer and credited to your rent account at the start of the tenancy.

  • Equivalent to 6 weeks’ rent (8 weeks if you have a pet).

  • £50 inc VAT per person / £60 inc VAT per company.

  • £300 inc VAT (additional charges may apply for changes before signing).

  • £180 inc VAT.

  • Varies based on the size and contents of the property and will be determined by the inventory clerk.

  • Payable as per the Tenancy Agreement and subject to referencing (e.g. monthly in advance, or in advance up to a break/end date).

  • If the total rent paid over the tenancy (including extensions) exceeds £125,000, the tenant is responsible for SDLT.

  • Unless otherwise agreed, the tenant pays utilities (gas, electricity, water, sewage), council tax, TV licence, internet and telephone.

  • Subject to landlord consent; price will vary depending on the situation.

  • 16.8% (inc VAT) – Complete management including tenant liaison, maintenance coordination, inspections, and rent collection.

  • Bespoke management service providing enhanced reporting, inspections, and priority maintenance support.

  • 24% (inc VAT) – Comprehensive management for short-term or serviced lets.
